TransFin-M Effects Sale and Leaseback Transaction with Respect to Meliora Place Business Center for Apollax Group
TransFin-M and Apollax Group have completed a transaction for the transfer of Meliora Place (6 Prospekt Mira, Central Administrative District, Moscow), a Class B+ Business Center with a total floor area of approximately 5,000 sq. m., on sale and leaseback terms. The initial installment from the client was 20% of the property value, and the lease agreement was concluded for a term of 10 years.
This transaction was effected as part of the commercial real estate leasing program launched by TransFin-M in 2021. The program enables prompt acquisition of commercial real estate for leasing and renting or using it for own purposes. At the end of the agreement term the buyer becomes the owner of the building.

Commercial real estate leasing cannot be referred to as a new form of financing in real estate transactions. Nevertheless, this tool has not become popular in Russia; for leasing companies, organization and support of the transaction is too complex. Аs for the customers, they only have a limited number of offers. At the same time, in our opinion, this financial product is more flexible and efficient compared to classic lending. The Meliora Place Business Center sale and leaseback transaction is an example of how leasing can be effectively used in commercial real estate.
